Shane Willis, an award winning Pensacola Real Estate agent and best-selling author, recently published a new blog about rumors on interest rates in 2019

Pensacola FL— Dec 5, 2018 — As an award-winning Pensacola REALTOR® and Best-Selling author, Shane Willis understands real estate and is a respected leader in the real estate industry. Shane recently published a new blog discussing the impact interest rates have on real estate.

“We hear many talking heads telling us what the rates will be and how it will impact real estate. I hear someone the other day say it will go back down to 1%. I’m not saying I know everything but “back down” to 1% seems a little off since I do not know of a time we were at 1%.” says Shane

In the blog Shane discusses the data. Shane states, “I would much rather put my faith in historical data, and just plain common sense. I have been predicting 5% by the end of the year all year, and here we are. Looks like we will continue to see small rises and in the blog I put charts of where I think we are going, as well as where we sit historically.”

“All we hear is about the spring buying season. I hear people quoting that this is the best time to sell your property. That is factually incorrect. Although spring has its benefits, the winter has some of the top reasons” says Shane

In the blog Shane discusses the incorrect information. Shane states, “I know that everyone talks about school letting out and people moving during that timeframe. Yes that is true. What I want you to consider is the amount of competition you have now during the holiday’s and winter versus what you are dealing with in the spring. Also the spring brings out a lot of tire kickers whereas the the winter usually only has serious buyers.”

In actuality what they mean to say is that they do not want the potential of moving during the holiday season” says Shane

In the blog Shane discusses the fallacy. Shane states, “If the purpose is because you don’t want to move, that’s cool. That I can understand. What I don’t want is people to use it as an excuse not to sale. There are huge benefits to both sides of the transaction to listing and selling during the holidays. I wrote the blog just discussing 7 reasons on the sellers side only.”

After applying current salaries, home prices, and mortgage rates to the Home Affordability Index equation, the index, though still lower than this time last year (160.1 to 146.7), increased over the last month (141.2 to 146.7).”

Shane recently published a new blog discussing the real possibility of an increase in lack of inventory.

“There was a study done that asked the question: “Given a choice between spending a fixed amount of money on a down payment for a new home or fixing up their current home, what would you do?”” says Shane

In the podcast Shane discusses answers. Shane states, “We have a huge lack of inventory at this time for most price points. This is causing some homeowners to have a fear that they will not be able to find a home that suites there needs if they sell their current home. The alternative is to renovate what they have. This is helping fuel lower inventory.”
